Thinking About A Short Sale


Confused On The Steps To Do A Short Sale

Do You Or Some One You Know Need Help

There are thousands of people in the same situation all across the United States today and the steps that one must take, many ask why.

 First, most banks will not even talk to you until you are three months behind in your mortgage payments.  If you have had a catastrophic illness in the family, loss of employment, and are at the end of your rope, first contact the mortgage company as soon as possible. They will work with you to help.Most mortgage company's and banks can add these missed mortgage payments at the end of the mortgage. Yes you will be paying additional interest, and yes it will add to your mortgage balance on the final total, but as you get back on your feet, you can make additional payments to principal to wipe the additional out in a short period of time. I have a solution to this, and it is easy to follow.

Secondly, the mortgage company or bank will ask you to fill out a hardship package. This is the part that you must tell them everything about your finances, 401k's, savings bonds, stocks and total expenses versus your income. If you do not do this, you are right back where you started.

Three, When you do this, you must find out if the bank is going to hold you liable for any moneys still owed them if the home is not sold for what you need to pay off the existing mortgage. Make sure you get this in writing. No Realtor is a lawyer and I suggest you speak with a Real Estate Attorney to make sure you have the needed paperwork to alleviate any problems in the future.

Four, Tell the mortgage company or bank that you have me as your Realtor of choice to handle the sale of your property. Why? Very Simple. There are many realty Company's and Realty Investment Company's that you never heard of out there handling property's. But what they do is advertise on the local Multiple Listing Service, if they are a member of the local board, or they just hope that people will see the sign and inquire about it by calling them. You have the right to choose a Realtor that has not only local recognition but National Recognition and some like Century 21 that has International Recognition, and will advertise in local publications.

Five, No you are not personally responsible for the commission paid when the home is sold. The mortgage company or bank must negotiate with the Realtor the commission it is going to pay when the property is sold. They must also agree to the sale price or final price they are willing to take for the property. This problem has come up more than once around the country, and the National Association of Realtors as well as State and Local Realtor Associations are putting forth the enforcement of already written regulations that they want the State Governments to force the mortgage company's and banks to follow.
